Job Description:

The Mortgage Loan Servicing Document Custodians role is to provide support to internal members for first mortgage active and paid in full loans with Client. This position is responsible for maintaining and tracking loan and collateral files, completing Deed of Trust releases, and performing loan file audits in accordance with Federal National Mortgage Association (Client, aka Client), Federal Housing Administration (FHA) and Veterans Administration (VA) servicing guidelines, federal lending regulations, The Consumer Financial Protection Bureau (CFPB) requirements and Client Policies and Procedures.

Release of Deed of Trust:

Complete a partial or full release document, submit to county for recording, and mail to member in accordance with Client, VA and FHA servicing guidelines.

Loan file audit:

Validate a loan file and collateral file exists for every new loan and perform an annual audit for loan files checked out in accordance with Client, VA and FHA servicing guidelines and Client policies.

Closing package destruction:

Verify all original collateral documents have been removed, and destroy in accordance with Client record retention policies.

Environmental, physical and psychological requirements:

Must be able to sit or stand for prolonged periods-of-time in a climate-controlled environment.

Must be able to use fingers, hands, wrists for repetitive tasks such as typing, using a mouse, handling paper, and operating a telephone.

Demands for visual and auditory acuity are typical of an office environment.

Must be able to interact via email, telephone, or in person with diplomacy, tact, and courtesy with all members under varying circumstances.

Must be able to lift up to 40 lbs.

Must be able to safely use a ladder or step stool to reach up to 7 feet.

Job Requirements:


High school graduate or equivalent

6+ months customer service experience

(Preferred) 6+ months first mortgage lending or relevant lending experience sufficient to develop the technical and specialized knowledge and skills listed below

Basic knowledge of Mortgage Lending business terminology and process flow.

Basic knowledge of First Mortgage products.

Basic knowledge of investor selling and servicing guidelines.

Basic knowledge of lending regulations and Consumer Financial Protection Bureau requirements.

Ability to prioritize/manage workload and allocate resources.

Organized, detail oriented, flexible, and able to multi-task in an ever-changing environment.

Display positive, professional demeanor and work independently with little supervision.


Initiative to meet and/or exceed job standards and willingness to take on other tasks that support the goals of the Client.

Effective verbal and written communication skills.

Basic competency with Microsoft Word and Excel or similar programs.

Basic analytical and mathematical skills.
