*Title: *On-Site Community Manager for Tax-Credit Property

*Supervisor: *Leasing Manager

*General Description: *In alignment with the Executive Director and the agency's Strategic Plan, the On-Site Community Manager will be responsible for the customary tasks associated with property management. Prior experience in apartment leasing and tax credit is preferred, but we will consider resumes with solid customer service experience. Must be detail oriented when dealing with paperwork/computer work. Interact effectively with others and a commitment to serve modest-income residents (respond calmly and appropriately to occasional residents' needs and life-crisis situations), and maintain confidentiality of information.

*Primary responsibility areas are as follows *(including, but not limited to) *: *

*1. *Represent company and brand in a professional manner at all times
*2. *Complete all assigned duties with the highest level of organization within the specified time
*3. *Comply with and enforce all established fair housing laws, company policies and procedures
*4. *Establish monthly department goals and team meetings
*5. *Maintain open communication and collaborate with Maintenance Systems Manager
*6. *Collaborate with all departments in service of company mission
*7. *Manage rent-roll, delinquencies, move-in/move-outs
*8. *Timely advertise and market available units
*9. *Manage accounts in legal status
*10. *Manage prospect and tenancy data within YARDI property management software and paper files
*11. *Ensure compliance with government occupancy restrictions and regulatory requirements
*12. *Ensure staff delivers quality customer service both in-person and on the telephone
*13. *Ensure company compliance with prospect screening criteria and application approval process
*14. *Review pending applications and ensure compliance with lease up procedures
*15. *Ensure timely lease renewals and manage resident retention
*16. *Ensure resident covenant compliance and lease enforcement
*17. *Oversee incidents documentation and resolution
*18. *Conduct on-site inspections, lease ups, and renewals
*19. *Accounting settlement of security deposits
*20. *Manage department expenses and stay within budget requirements
*21. *Embrace technology that promotes efficiency
*22. *Maintain consistency with reporting requirements and follow tax credit guidelines
*23. *Participate in local associations and company & community events
*24. *Maintain industry knowledge with continuing education
*25. *At all times, demonstrate: *a. commitment to the mission, b. a heart for residents, c. successful habits in business, d. respect for coworkers, e. an expectation of excellence, f. appreciation for Greccio's history, g. vision for the future, and h. servant-leadership in all that you do.*

*Minimum Qualifications: *

*1. *High school or equivalent and 1 years' experience or similar services
*2. *Valid driver's license and reliable transportation
*3. *Strong communication skills, both verbal and written
*4. *Outstanding professional boundaries
*5. *Able to work well with minimal supervision
*6. *Organizational planning and ability to multitask
*7. *Operate telephone, personal computer/keyboard, Microsoft Office including Word, Excel, and MS Outlook, and company software

*Preferred Qualifications: *

*1. *Tax-credit property exerience and Yardi software system, or similar
*2. *Multi-family rental housing experience
*3. *Bilingual
*4. *Nonprofit experience
